Understanding FHA Loans

FHA Requirements

  • - Credit score 580+: 3.5% minimum down
  • - Credit score 500-579: 10% minimum down
  • - Below 500: Does not qualify
  • - Primary residence only
  • - Property must meet FHA standards

MIP Explained

FHA loans require Mortgage Insurance Premium (MIP). The upfront MIP is 1.75% of the loan, typically financed. Annual MIP ranges from 0.15% to 0.55% depending on loan term and LTV. Unlike conventional PMI, FHA MIP may last the life of the loan if your down payment is under 10%.

When to Choose FHA

  • - Limited down payment savings
  • - Credit score below 700
  • - First-time homebuyer
  • - Higher debt-to-income ratio
